Insights Page Overview

Running a busy property means you don’t always have time to dig through endless spreadsheets to understand how your business is doing. The Insights Page brings your booking trends and operational patterns together in one place, giving you a clear look at your numbers at a glance.

From tracking seasonal demand to seeing where your guests are booking from, these insights help you make informed decisions about your pricing, promotions, and daily operations.

  • Select Insights from the Main Menu.
Your Booking Trends & Insights dashboard will open automatically on your screen

Reviewing past information or future Insights

The Insights Page features an interactive date selector so you can look back at past performance or plan ahead for upcoming seasons:

  • Default View: Displays data for the current month by default.
  • Flexible Date Range: You can view booking trends up to 2 years in the past or 2 years into the future.
  • Automatic Updates: As you adjust your dates, all graphs on the page update automatically.

How the Numbers Are Calculated:

The information is calculated using the total stay dates for all bookings falling within your chosen date range. If either the arrival date or departure date of a booking touches your selected period, all nights for that entire booking are included in the calculation.

Understanding Your 4 Dynamic Graphs

For any selected date range, the Insights Page presents four dynamic graphs to guide your property strategy:

  1. Occupancy percentage
  2. Booking source
  3. Lead time
  4. Length of stay
Expand or collapse content Occupancy percentage

Tracking and reviewing your occupancy rates helps you monitor your property’s day-to-day performance and steer your business strategy.

  • Spotting Demand: Highlights dips in demand so you can introduce specials or seasonal promotions to lift occupancy during quieter periods.
  • Revenue Forecasting: Knowing your average occupancy helps you predict upcoming cash flow and income more accurately.
  • Operational Planning: Knowing guest numbers ahead of time makes it easier to plan housekeeping schedules, staff rosters, and stock supplies.
  • Identifying Seasons: Clearly reveals spikes in demand around school holidays, long weekends, and local events.
  • Viewing Exact Numbers: Hovering your mouse over any data point (dot) on the graph displays the specific date and occupancy percentage.

Expand or collapse content Booking source

The Booking Source graph shows you exactly where your reservations are coming from, highlighting your top-producing channels.

  • Top 5 Channels: Displays your top 5 performing channels.
  • Always Includes Direct Bookings: Regardless of their volume, your manual bookings and reservations made through your own website's Booking Engine are always included within the 5 displayed channels.
  • Monitoring Marketing Campaigns: If you run social media ads or email campaigns, tracking your booking sources reveals whether those efforts are converting into confirmed bookings.
  • Growing Direct Bookings: Helps you keep an eye on your direct booking share over time.
  • Filtering the View: Click directly on any booking source listed in the key to hide or show it on the graph.
  • Rounded Percentages: Percentages are rounded up to the next whole number, so adding them together may occasionally total slightly more than 100%.

Expand or collapse content Lead time

Your lead time is the number of days between the date a guest makes a booking and their actual arrival date. This window offers valuable clues about guest habits and how you time your rates:

  • Guest Habits: Reveals whether your guests tend to be spontaneous, last-minute travellers or planners who book their stays months in advance.
  • Stay Types: Shorter lead times often point to quick weekend getaways or business trips, while longer lead times usually correspond to family holidays or major local events.
  • Early-Bird Promotions: Highlights the best promotional windows to offer early-booking discounts and secure future revenue well in advance.
  • Targeted Last-Minute Deals: If you consistently see late bookings, you can run targeted last-minute deals instead of dropping your rates prematurely.
  • Dynamic Rate Opportunities: Understanding your typical booking window allows you to raise rates confidently as availability tightens closer to the stay date.
  • Viewing Exact Numbers: Hovering over a column on the graph reveals the specific date and occupancy percentage.
Expand or collapse content Length of stay

Length of stay shows patterns in who your guests are and what brings them to your area:

  • Understanding Trip Purpose: Short stays typically indicate corporate travellers or weekend visitors, while longer stays point to leisure travellers and family holidays.
  • Tracking Travel Patterns: See how stays lengthen during school holidays, long weekends, or regional festivals.
  • Segmenting Channels: Identify which booking channels bring quick overnighters versus longer, multi-night guests.
  • Revenue Strategy (Stay vs. Night): Longer stays might carry a slightly lower nightly rate but deliver higher total revenue with significantly fewer room turnovers and cleaning costs.
  • Discount Structures: Helps you decide when to set up weekly or extended-stay specials to fill gaps in slower seasons.
  • Setting Minimum Stays: Identifies the ideal minimum-stay restriction to maximise occupancy while preventing awkward single-night calendar gaps.
  • Viewing Exact Numbers: Hovering over a column on the graph displays the specific date and occupancy percentage.
